For a typical RCC framed building with masonry walls, the construction sequence can be broadly arranged as follows. The exact sequence may vary depending on the structural system, soil conditions, number of floors, and specifications.

A. PRE-CONSTRUCTION & SITE PREPARATION

1. Verification of Land/Plot Documents

2. Site Survey & Demarcation

  • Establish plot boundaries from approved/site records.

3. Site Clearing

  • Remove vegetation, debris and unwanted structures.

B. FOUNDATION STAGE

5. Setting Out of Building

Transfer the approved building plan to the ground.

6. Excavation for Foundations

  • Excavate foundation pits/trenches to specified depth.
  • Remove loose/unsuitable soil.

7. Preparation of Foundation Bed

  • Level and compact the bottom.
  • Provide soil treatment where specified.
  • Provide PCC/lean concrete/blinding concrete.

8. Foundation Reinforcement & Formwork

Reinforcement is placed as per structural drawings.

9. Footing Concreting

  • Pour structural concrete.
  • Compact using appropriate vibration.

10. Foundation/Plinth Columns

  • Reinforcement and shuttering for column starters.
  • Concreting of foundation columns/pedestals.

11. Foundation Backfilling

  • Backfill with approved material.
  • Compact layer by layer.
  • Provide necessary anti-termite treatment.

C. PLINTH STAGE

For an IBBI Land & Building Valuer, these stages are particularly useful because they can also form the basis of a stage-of-construction assessment. A partially constructed building can be recorded systematically as, for example:

Foundation → Plinth → RCC Frame → Masonry → Plastering → Flooring → Doors/Windows → Services → Painting → Fixtures → External Development → Complete.

This can then be converted into a stage-wise percentage completion / cost-to-complete schedule, which is often much more useful in a valuation report than simply stating “50% construction completed.”
