Points to be remembered by a beginner valuer :

1. Value varies with purpose. Value to be certified by you depends on the purpose of valuation.

2. Qualification, knowledge, experience, and recognition are four important requirements for any professional valuer.

3. If the property under valuation belongs to some other category of assets in which you have not been approved, you may engage the service of another competent valuer belonging to that category of an asset or you may decline the offer.

4. There are different methods of valuation. Depending on the usage of the said property, adopt the appropriate method.

5. Different formats of valuation are available to do the valuation of different natures of assets. Use the right format.

6. Don’t issue a report without a physical inspection.

7. Don’t be biased toward your clients.

8. Remember … your report is subjected to scrutiny by anyone at any point of later date. Be prepared to defend.

9. Updating the knowledge in valuation is absolutely necessary for any upcoming valuer.

10. Honesty and integrity are the two eyes of a valuer.

  • He is a Registered valuer of the Central Board of Direct Taxes, a Professional Engineer and also a Chartered engineer. Valuation is his main profession..
  • He was the National Vice-President of the Institution of Valuers (India) for 11 terms.
  • He is a regular contributor of articles in the Indian Valuer Journal from the year 1985. His articles especially his regular column “Questions & Opinions” are very popular among the practising valuers in India.
  • His book “Guidelines on Valuation for Banks” (2002) is used to be referred by many banks. The valuation formats designed by him were accepted and adopted as the formats by many banks in the country.
  • His son K. Arun and daughter B.K. Aruna are also approved valuers and they also contribute articles to the Indian valuer journal.
  • His guru: Mr. C.H. Gopinatha Rao, Chennai.
  • His mentor: Mr. R.K. Gandhi, Mumbai.
  • His role model: Mr. S. Rajaratnam, Chennai.
