“DEVELOPMENT OF GREEN BUILDING STRUCTURES IN INDIA”

Green structures are not just limited to being a fascinating term but rather cater for the need to reform global warming and make the right balance between mother earth and human needs of habitation. Even the Local Self Government Department has approved up to 50% reduction in One-time building tax, up to 1% reduction in Stamp duty and up to 20% reduction in Property tax for projects obtaining green building certification from IGBC.

Green buildings are designed to reduce the overall impact of the built environment on human health and the natural environment by

  • Usage of Sustainable and Renewable Resources– Sustainable and renewable resources are used in green construction, which has less of an impact on the environment.
  • Conserving energy. In order to save energy and lower greenhouse gas emissions, green buildings use energy-efficient systems and equipment.
  • Reducing water usage. In order to save water and reduce water usage, green buildings utilise efficient fixtures and appliances.
  • Improving indoor air quality. To enhance indoor air quality and lower air pollutants, green buildings use air filtration technologies and natural ventilation.
  • Enhancing biodiversity. Green roofs, living walls, and other features that support regional flora and fauna are all part of the design of green buildings, which aim to increase biodiversity.

Green construction is crucial in the context of climate change for lowering carbon footprints and reducing the rate of global warming. A large amount of the world’s energy use and carbon emissions are caused by the building sector. We can lessen the carbon emissions linked to the built environment and aid in reducing the effects of climate change by planning, constructing, and running green buildings.

Green building incentives in India

The Leadership in Energy and Environmental Design (LEED) certification is a globally recognised label for eco-friendly construction projects in India. The only organisation in India that offers LEED certification is called Green Business Certification Inc. (GBCI).

In addition to LEED, GBCI in India also manages a number of additional certifications, including PEER, TRUE, EDGE, and SITES.

Each state in India has already started to offer incentives for green certifications as various states and national government agencies are now more focused on promoting green buildings for energy conservation techniques.

These incentives are intended to increase the financial viability of LEED-certified construction projects and to promote private sector participation in sustainable building methods in India.

To promote LEED certifications and green building in India, the Indian government offers a number of incentives. These are a few instances:

  • Tax benefits: With the help of the Income Tax Act, the Indian government provides tax breaks to builders of LEED-certified structures. Green building assets including solar panels, rainwater harvesting systems, and waste management systems are eligible for up to 100% depreciation claims from developers.
  • Loans: Through the Indian Renewable Energy Development Agency (IREDA), the Indian government offers low-interest loans for construction projects that have earned green certifications.
  • Public procurement: All government buildings must be certified green and adhere to green building standards under a policy that the Indian government has put in place.
  • State-level incentives: In India, a lot of states have their own laws and strategies to encourage the certification of green buildings, including tax breaks and subsidies for renewable energy projects and energy-efficient structures.
  • Fast-track approvals: Green-certified buildings are eligible for advantages like accelerated permissions, accelerated inspections, and waived building fees.
  • Promotion of renewable energy: In order to support renewable energy in the nation, the government also offers subsidies and tax breaks, which may indirectly support LEED-certified structures.

The Indian government have provided different certification in order to promote builders to come forward with green sustainable structures by providing them with different incentive plans and subsidies and everyone in our country are looking forward for a GREEN INDIA.
