Question from a fellow valuer:
Why don’t you come forward to prescribe a standard single valuation format for all types of valuation?
Opinion:
A valuer must remember one basic principle of valuation:
Value varies with purpose.
Valuation reports are required for various purposes, such as cost of construction, wealth tax, capital gains tax, interim stage inspections, purchasing, selling, collateral security to banks, etc.
Additionally, valuations are required by different entities such as banks, insurance companies, oil corporations, public sector undertakings, state government departments, and others, many of which have their own prescribed formats.
Furthermore, there are various types of properties.
Therefore, suggesting a single format for all valuation purposes is not appropriate, but a standard format or procedure can be recommended for each specific purpose of valuation.

- His book “Guidelines on Valuation for Banks” (2002) is used to be referred by many banks. The valuation formats designed by him were accepted and adopted as the formats by many banks in the country.
