Why This Topic Is Crucial for Today’s Valuation Professionals

Valuation today is no longer confined to physical measurements, cost calculations, or conventional market comparisons. Increasingly, non-physical factors such as Vastu compliance, social stigma attached to properties, psychological buyer perceptions, and technological advancements in construction are playing a decisive role in influencing market value.

In insolvency proceedings, stressed asset resolution, bank lending, auction sales, and fair value assessments under the Insolvency and Bankruptcy Code (IBC), valuers are frequently confronted with questions such as:

  • Does Vastu compliance materially affect marketability and realizable value?

  • How should stigma attached to a property (litigation history, past misuse, accidents, or social perceptions) be professionally addressed in valuation reports?

  • Are valuers adequately equipped to understand and value modern construction technologies, smart buildings, green construction, and innovative materials?

This CEP directly addresses these evolving challenges, enabling valuers to align their professional judgments with market realities, regulatory expectations, and judicial scrutiny.

What the Session Will Cover

The CEP has been carefully curated to combine theoretical understanding, practical valuation implications, and regulatory relevance, covering:

  • Concept of Vastu in Real Estate Valuation

    • Market perception versus personal belief

    • Situations where Vastu impacts demand, liquidity, and price

    • Judicial and professional perspectives on considering Vastu in valuation

  • Understanding Stigma Effects in Valuation

    • Types of stigma: physical, social, legal, and psychological

    • Impact of stigma on fair value, distress value, and liquidation value

    • Disclosure norms and professional reporting responsibilities

  • Recent Technologies Used in Construction

    • Modern construction techniques and materials

    • Smart buildings, green buildings, and sustainability-driven valuation

    • Technology’s role in enhancing asset life, efficiency, and value

  • Practical Case Studies and Real-Life Scenarios

    • Application under IBC, bank valuations, auctions, and litigation

    • How to justify adjustments and assumptions in valuation reports

Who Should Attend

This CEP is specially designed for:

  • IBBI Registered Valuers (Land & Building, Plant & Machinery, and other asset classes)

  • Valuers engaged in IBC assignments, bank empanelments, and institutional valuations

  • Engineers, Architects, and Valuation Professionals seeking contemporary insights

  • Professionals involved in construction, real estate development, and asset management

Expected Professional Benefits

Participants will gain:

  • Enhanced ability to identify and analyze non-physical value influencers

  • Improved professional judgment and defensible valuation reporting

  • Better preparedness for IBBI inspections, audits, and disciplinary scrutiny

  • Deeper understanding of technology-driven value enhancement

  • Practical clarity on when and how to factor Vastu and stigma in valuations

  • Fulfillment of mandatory CEP requirements with high-quality learning

📌 This is not just another learning event—it is a step toward the future of valuations under IBC and beyond.

By addressing emerging valuation dimensions that directly influence asset realization, market confidence, and stakeholder decision-making, this CEP reinforces CEV IAF RVO’s commitment to professional excellence, regulatory compliance, and forward-looking valuation practice.

CEV IAF RVO continues to lead the way in building a competent, credible, and future-ready community of Registered Valuers in India.
