HOW TO VALUE A PROPERTY OF A DIVORCED COUPPLE ?

Question :

Husband and wife are divorced. The wife is now settled in USA. She owns a property in India. Now, the husband is requesting me to certify the market value of the said property. Title deed is available and he is prepared to arrange for physical inspection of the property. Valuation report is required to be presented in the American Court. Can I undertake this assignment? Please advise.

My opinion :

1. Obtain a request letter from the husband.

2. Go through the connected documents and be thorough with the situation.

3. Inspect the property physically and take the photograph of the property along with the husband.

4. Prepare the report certifying the value fairly after analysing various parameters. Indicate the co-ordinates of the property.

5. Let your report be a detailed one enclosing the copy of the request letter.

6. Mention in your report that it should not be referred for any other purpose other than mentioned.

7. Remember, your report is likely to be testified in the Court of Law.
