Question:
While transferring the ownership of a flat at the time of selling, how the documents are made? Do we need to transfer the builder’s agreement also?
Opinion:
Sale deed is executed for the……………. sq.ft. of undivided share of land and ……….. sq.ft. (super) plinth area of the flat. There is no need for the transfer of the builder’s agreement.
However procedure may differ from state to state depending on the Act prevailing in the state.

In Tamilnadu state, both the builders agreement and uds sale deed are registered separately.
If I am correct, 11% is the registration fees collected.
Also in second sale both are included in the sale deed
