Flood zone property valuation 

Property is considered in a flood zone if any part of the structure falls within a floodplain, an area that is adjacent to a stream or river that experiences periodic flooding 

If has been acknowledged that the level of risk associated with a property may be associated with natural hazards 

Flood zone affects property value simply because the operating expenses of property will include flood insurance cost

Selling a home in a flood zone is difficult as if is located in high risk area

100 year flood zone means that the areas elevation has a 1% chance of being equaled or exceeded by flooding each year or a 26% chance of suffering flood damage during the term of 30 year mortgage

The 500 year flood zone means that the area has a lower risk of flooding 

If a property being sold has flooded in the past, the sellers will need to disclose this water damage in writing prior to close

Flood zones are geographic areas that FEMA has defined according to varying levels of flood risk. These zones are depicted on a community flood hazard boundary map. Each zone reflects the severity type of flooding in the area 

For the new construction both the land and home must be properly raised above the 100 year base flood elevation 

Flood insurance is mandatory in all A zones because of the high potential of flooding 

The red line is decided on the maximum water level possibility once in 100 years

Blue line is on a maximum flood discharge in average 25 years

The prohibitive zone is the area between two blue lines on the opposite side of rivers, while the restrictive zone is the area between blue and red line

Restrictive zone can now be used for public benefits like sewage scheme, roads, but 4th e height of road should be above the blue line

Pipeline for drinking water supply, domestic gas and drainage can be laid in restrictive zones, but they should be underground and should not create obstruction or change in the cross section of the river

In restrictive zone the plinth height of first floor of building should be at a safe and secure height above the red flood line so that occupants can be easily evacuated during an emergency such as flood

Also the occupants of the area should be able to shift to a safer location in short duration

The entire responsibility of safety of public facility in prohibitive and restrictive zone would be of the concerned authority or local civil body and would be held responsible for the loss of property due to possible flood and the legal court arriving due to it

The irrigation department should demarcate the flood lines as per the demand of district collector, local civil body or any other department 

Floods can also contaminate drinking water and lead to diseases, they are often caused by rivers, but overflowing lakes and seas can also cause flooding 

Floods can occur when dams break or when too much snow melts too quickly, but most often occur because of heavy rains 

This can cause storm drains to become overwhelmed and result in flooding

 

Flood safety

1) move to higher ground immediately 

2) stay out of floodwaters 

3) avoid driving through flooded areas

4) stay away from power lines and electrical wires

5) if time allows, turn of electricity and gas 

Flood events are devasting to humans they are natural occurrence that can provide negative and positive important environmental impacts 

Flooding helps spread organic material, nutrients and, sediments which enrich floodplain
